The project involves the renovation of the existing Xenia hotel and its expansion through the construction of new building facilities.
The hotel is located at the “Ypsoma” site on the western side of Koukounaries Bay. It is built on the Skopelos peninsula on the western side of the bay at an altitude of approximately +20.00 meters from the sea, it is positioned with a unique view of the habitat and the beach.
The electromechanical requirements of the project are significant as there is a demand for significant energy savings with minimal interventions. This is achieved by selecting the most advanced technologies in terms of air conditioning, hot water production, and building management through BMS systems.

The air conditioning for the Xenia building will be done through a geothermal heat pump with the capability of producing hot water using recovery technology. This technology provides the opportunity, especially during the summer months, to combine with the installation of solar collectors for hot water production with almost zero energy consumption.

The hotel has implemented the most modern smart management systems. In the hotel rooms, control is managed through specialized smart controllers, allowing control even via smart phones or tablets. Through the system, users have access to all hotel services, as the controller immediately informs central management about the guest’s preferences without any delay. Through specialized room occupancy sensors, the system recognizes, taking into account other parameters, whether the room is vacant. It then promptly informs central management to organize hotel staff for room cleaning. However, information about the room’s status is also received from the central management system to adjust the air conditioning operation accordingly for maximum energy savings.
